Facing an urgent need to expand office accommodation at Oakleigh Depot, London Barnet Council underscored both speed and sustainability as pivotal factors in the project. The Council sought a swift solution to meet pressing demands, prioritising a building timeline that could keep pace with their operational needs. At the same time, their commitment to environmental responsibility was unwavering. The new office space had to align closely with Net Zero standards, incorporating photovoltaic (PV) panels and other sustainable technologies to reduce its carbon footprint.
Wernick Buildings was delegated to this project and tasked with creating a modular office space that could be delivered rapidly while also meeting rigorous environmental criteria. The project demanded innovative solutions to balance these competing priorities, ensuring that the final structure not only met the Council’s immediate needs but also supported its long-term sustainability goals. By leveraging advanced modular construction techniques, Wernick was able to deliver a high-quality, eco-friendly office space that aligned with the Council’s vision, all within the accelerated timeline required.

Solution
Wernick was awarded the project following a successful bid through the LHC framework tender process. Throughout the build, we maintained timely progress and ensured excellent communication with all stakeholders. This proactive approach allowed us to effectively manage and incorporate changes to the original scope as the project evolved, ensuring a smooth and successful completion.
The result was a three-story modular office building with a modern interior, featuring office space, meeting rooms, toilet facilities, a kitchen, and more.
This new facility is designed to accommodate staff and other council workers who operate in and around the depot, enhancing their working environment.
Design team and construction team were pleased to assist when needed and also quick turnaround / response received. Construction programme was on-time as scheduled and critical so that the end user can move into the modular by a certain deadline date.
