Requirement

With their current cafeteria facility having reached the end of its service life, Martin Baker Aircraft required a brand new custom facility to replace the existing building and also wished to utilise the opportunity to also expand their office and laboratory space within their estate.

Aware of Wernick’s experience of delivering fast-track quality accommodation, the client approached us to develop the RIBA Stage 2 architectural design completed by the client’s architect and were initially appointed under a Pre-Construction Services to develop the design to RIBA Stage 4.

Under the pre-construction services agreement, Wernick appointed a full design team including in-house architectural, technical and project management resources supported by a team of external consultants which completed a full RIBA Stage 3 & 4 design in just 12 weeks.

Solution

Upon completion of the RIBA Stage 4 design and agreement of a build cost, Wernick were formally appointed by the client under a JCT Design & Build 2016 contract to construct the scheme.

Wernick completed the project in just 35 weeks including significant enabling works such as decommissioning and demolition of the existing cafeteria building.

The completed building comprises of 950 sqm of floor space with the ground floor occupied by a modern full professional kitchen and cafeteria to service the 1100 workforce and the first floor housing office space and specialist laboratories for the clients research and development team.

Externally a large hard and soft landscaped courtyard was constructed to enable the client to host employee functions and VIP events for their visiting clients.
