Requirement

The Elephant & Castle area in London is undergoing a significant £3 billion regeneration led by Southwark Council, aiming to transform the locality over 15 years with nearly 3,000 new homes and expanded retail and leisure spaces. Lendlease, responsible for delivering two-thirds of this redevelopment, required a centralised site accommodation solution to foster collaboration among their construction and development teams, as well as with their supply chain partners. The goal was to create a high-quality, efficient workspace that mirrored their permanent offices.

Solution

Wernick Hire provided a four-storey modular building, known as the Faraday Building, comprising 158 modules and totaling 5,000m². Designed and manufactured within four months, with a phased handover completed in six months, the facility includes welfare amenities for 1,200 operatives and office space for 400 staff. The interior features high-quality finishes such as glass partitioning and open-plan offices, creating an environment conducive to collaboration. The building also incorporates sustainable features like photovoltaic panels, waterless urinals, and greywater recycling systems.

We wanted the building to reflect the quality of our permanent offices. Wernick's submission achieved this from the start. People have been really impressed with the large open spaces, and where columns have been used, they've been integrated into the design so that they add to the aesthetic of the rooms.
