Caddick Construction – Stone Yard

Requirement

Caddick Construction required a large-scale, high-quality accommodation solution to support the delivery of the Stone Yard development in Digbeth, part of a major regeneration scheme backed by Moda Group.

As the project progressed, the site team expanded significantly, increasing from around 20 to 35–40 personnel. This growth required a phased accommodation strategy, allowing additional capacity to be introduced partway through the programme without disrupting live site operations.

The solution also needed to incorporate multi-storey accommodation, provide a professional working environment, and include bespoke features such as a viewing platform to oversee site progress.

Solution

Wernick Hire delivered a two-phase AVflex modular complex, designed to evolve alongside the project’s requirements.

  • Phase 1 provided an initial 32-bay setup to support early-stage operations
  • Phase 2 introduced a further 14 bays, expanding capacity to accommodate the growing site team

The accommodation was designed as a four-storey modular building, featuring a central staircase connecting both phases, ensuring seamless movement between areas for both the main contractor and subcontractors.

A standout feature of the project was the third-floor walkway, linking to a large conference room and viewing platform, offering a practical space for meetings while overlooking the construction site.

Internally, the building was configured to provide a full range of site facilities, including offices, canteens, drying rooms, and toilet facilities, all delivered in line with project drawings. Externally, the complex was finished in Caddick’s corporate livery, creating a strong and professional on-site presence.

The project was carefully coordinated and delivered by Wernick’s Aldridge depot, with installation supported by specialist teams and logistics partners. Despite the complexity of a live site and phased delivery, the project was executed smoothly and to a high standard throughout.
