Built for quality: Why modern modular construction is changing perceptions

For many years, modular construction has carried outdated perceptions around quality, appearance and longevity. The reality of modern modular construction is very different.

Today, modular buildings are used across education, healthcare, commercial, infrastructure and public sector environments, providing everything from permanent, purpose-designed facilities to flexible hire and refurbished building solutions.

But perhaps one of the biggest misconceptions is that choosing modular means compromising on quality. Modular describes how a building is constructed, not the standard to which it is built.

In fact, moving a significant proportion of construction into a controlled manufacturing environment creates an opportunity to manage quality differently, with repeatable processes, greater consistency and quality checks incorporated throughout manufacture.

Quality starts long before manufacture

A high-quality building starts with good design. For permanent modular construction, this means considering how the building will be manufactured, transported and assembled from the earliest stages of the project.

Design for Manufacture and Assembly (DfMA) brings these considerations into the design process, encouraging architects, engineers, manufacturers and project teams to work collaboratively from an early stage.

Module dimensions, structural performance, building services, transportation and installation all need to work alongside the architectural and operational requirements of the finished building.

Traditional construction requires much of the building to be completed on site, where workmanship can be affected by weather, site conditions, access and the sequencing of different trades. Modular construction moves a significant proportion of this activity into a controlled manufacturing environment.

Another long-standing perception of modular construction is that the finished building must look modular. Modern modular architecture demonstrates otherwise. External finishes, glazing, entrances, rooflines, internal layouts, fixtures and finishes can all be developed around the individual project and its surroundings. Once complete, the construction method may not be immediately apparent at all.

The same applies internally. Modular buildings can provide high-quality environments designed around their intended use, from specialist teaching and healthcare facilities to modern workplaces and operational buildings.

The objective isn’t to create a building that looks modular. It’s to create a building that works for the people using it.

Performance matters as much as appearance

Quality is about considerably more than finishes. A building must perform. Depending on the project and application, this means considering structural performance, fire safety, accessibility, thermal performance, acoustics, energy efficiency and applicable Building Regulations throughout design and manufacture.

Permanent modular construction does not remove or reduce these requirements. Buildings are manufactured in a controlled environment, with quality incorporated throughout the process.

Wernick Refurbished Buildings takes the principle even further. At its York facility, pre-owned modular buildings are stripped back to their original structural steel frames. The frame is inspected and approved before the building is reconstructed using new components and tailored to its new application. Quality control and final inspections form part of that factory-controlled refurbishment process.

It’s a useful demonstration of the durability and adaptability that can be designed into modular assets. Rather than viewing quality solely in terms of how a building looks on the day it is handed over, modular construction creates an opportunity to think about how buildings perform, adapt and retain value throughout their lifecycle.

Consistency through repeatable processes

Construction will always involve skilled people, but the environment in which they work can make a difference. Factory manufacture allows processes to be repeated in controlled conditions. Materials can be protected, individual stages inspected and different trades coordinated within the manufacturing programme. This provides an opportunity for greater consistency between individual modules and across the completed building.

It also changes where construction quality is managed. Rather than relying predominantly on inspection at the end of the project, quality assurance can take place progressively as the building moves through manufacture. For clients, that can provide greater confidence in the finished product before modules even arrive on site.

The proof is in the finished building

Ultimately, quality shouldn’t be judged by the construction method. It should be judged by the finished building. Does it meet the client’s requirements? Does it perform as intended? Is it comfortable for the people using it? Does it meet the required standards? And has it been delivered to the quality expected?
